It'll be another month before Starwood Land Ventures
holds a formal opening for its 1,185-acre Terrain master plan east of I-25 on Castle Rock's Founders Parkway, after a lavish new swim club opens and two more builders have models ready. But on a warm holiday weekend when affordable homes in the south metro area are melting away like ice cream, you don't have a good reason to wait to see this. Everything you really need to know about Terrain is already there for the viewing.
Starting with Douglas County's Sage Canyon Elementary School, showcasing innovative 'projects-based learning' that's earning rave reviews from parents, walkable from homes in Terrain's first several neighborhoods. It's flanked by the Town of Castle Rock's prettyWrangler Park, with a tennis court, picnic areas and a play structure; a quarter mile from where the community is putting the finishing touches on Terrain's swim club, opening June 1.
And you can already tour two Lennar Homes models
from the mid-$300s, one of them a family-sized 2-story, the other a ranch - and can visit Taylor Morrison Homes
. But what you're likely to find just as appealing is the other half of Terrain's master plan that's dedicated over to open space - undulating expanses of sage and Gambel oak traversed by McMurdo Gulch, where ranchland and a historic Civilian Conservation Corps camp are being preserved as Wild Oak Open Space.
All of that is crossed by the Colorado Front Range Trail
- already open from here to north of Denver, and planned eventually to allow riders to peddle all the way from Wyoming to New Mexico.
"It's more about what we didn't touch than what we did touch," says Greg Balen, Vice President with Starwood Land Ventures, pointing to native oak preserved in the swim club's landscape. It has a kids pool with cascades and bubblers (still being tested, but you may be able to sneak a peek); and an elegant club room and dressing facilities that show upscale spa-like finishes; trimmed innative stone.
All of this is a pleasant surprise for some existing residents, who knew little of what to expect when Starwood took over development of their old Castle Oaks neighborhoods during the downturn. "My kids are excited about this," says Christa Johanson, pointing to a map of Terrain's Wild Oak Open Space. Johanson and her husband Jonathan have lived in the neighborhood six years - and are now moving up to a new Taylor Morrison home in Terrain.
"It's really convenient to I-25, but it feels like it's not part of the city," adds Jonathan. "This feels more open."
Along with their home they'll be getting a 19,000-foot lot that backs to a greenbelt. "Our smallest site is 14,000 square feet," says Taylor Morrison's David Bubes. His model is nearing completion near his sales center; along with some homes on track for summer move-in.
Starwood's Balen notes that Terrain's first builders have generously sized sites, along with 'spec homes' that can deliver as early as mid-summer. Terrain's third builder, TRI Pointe Homes, is working on plans from 1,871 to 2,845 square feet at prices that start from under $300,000. And monthly HOA dues for Terrain's lavish amenities including the pool, access to the open space, and an ongoing series of community events at Terrain is currently only $59 per month.
Terrain is three miles east of I-25 on Founders; and is just as close to Castle Rock's historic shopping/dining district. To reach, head south on I-25 to Castle Rock's first exit at Meadows/Founders Parkway, head east three miles to either Rising Sun Drive or Copper Cloud Street, then follow the signs.
